Fill in the bottom of the canoe, working from the keel strip outward. A hand plane quickly cuts the tapered ends of the strips. Long, straight pieces of wood clamped to the end molds will allow you to do it accurately by eye.

Strips are edge-glued with regular carpenter’s glue and stapled to the molds to hold them in place. Short strips are cut later to fill the triangular gaps. Cut the keep strip to fit after all the horizontal strips are glued together. Staple the keel strip to the molds so it’s exactly centered.

Ancient Hawaiians cultivated taro, breadfruit, and sweet potatoes and discovered ingenious uses for fish, limu (edible underwater plants), and other bounties of the sea. European sailors and missionaries introduced cattle and livestock to the islands in 1778, in addition to disease-spreading fleas and viral infections. The basic idea behind a cedar-strip canoe is to make a hull of narrow wood strips, each one glued to the next with ordinary carpenter’s glue, and then cover the hull with fiber-glass, inside and out. The wooden hull by itself is weak, but the two layers of fiberglass make the canoe extremely strong, lightweight and waterproof. No ribs are needed, no canvas covering, and no caulking.

Whether you book a guided tour, boat rental or photography session, you’ll get to enjoy a hidden gem in Los Angeles. Cut strips from the scraps to cover the ends of the canoe. Cut them at 45 degrees to the weave (on the bias) and make the ends pointed. Served with steamed rice and black beans or a cup of chilled gazpacho. Fill the ends with polyester resin putty, using a rounded end stick to smooth it. Putty strengthens the ends and makes them easier to clean.

Join strips of ash for the inwales and outwales with a “scarf joint,” a low-angled lap joint. Attache the ash decks to the hull with stainless steel screws. Offset the two screws nearest the ends so they don’t interfere with each other.

Join strips of ash for the inwales and outwales with a “scarf joint,” a low-angled lap joint. Attache the ash decks to the hull with stainless steel screws. Offset the two screws nearest the ends so they don’t interfere with each other.

Handy the seats from the gunwales with long bolts and seat support blocks. The front edge of each seat is hung lower for paddling comfort. Build the seats from ash frames with grooves routed in them to hold the prewoven cane. A wood strip, called a “spline,” is jammed in the groove to hold the cane tightly. Mark the thwarts so they fit the angle of the hull, cut them, then bolt them on underneath the inhales with stainless steel bolts.

Use a coping saw to trim the ends of the strips. Note how the ends of strips on opposite sides of the canoe overlap. Temporarily laying a strip on the other side will allow you to mark the strips for cutting. Bolt the mold supports to the strong back so the center lines match. The oversize holes leave you plenty of room for adjustment.

Trim the cloth an inch or so short of the ends of the canoe. Cut the cedar strips that will form the hull of the canoe out of ordinary cedar lumber. Start with the end strips, laying down the dry cloth, then applying resin with a disposable brush. These strips (two under and one over the main cloth layer) provide extra strength in this critical area. Scrap off the dry glue with a Surform file and paint scraper, then sand the hull smooth with a power sander and coarse sandpaper.

What is an Open House? Everything Buyers and Sellers Need to Know

the open house

Blacc encouraged people “to offer a moment of joy” when they reach out and to share a positive memory that’s going to bring the person joy. This monologue states the premise of the film, explicitly telling the audience why they should find it scary. And to writer/directors’ Matt Angel and Suzanne Coote’s credit, they’re not wrong. Open houses are kind of creepy, and there is a good horror movie somewhere within this idea.

The House just voted on a potential TikTok ban (again). Now what?

She was the most believable, which is not to negate the performances of the other actors listed – her character was clearly the most strongly developed, as well as written. While sleep finds his mother quickly, Logan finds himself faced with random cars in the driveway, their headlights piercing through the blinds. Investigating the strange occurrences outside, Logan is confronted once more by the old woman who seems distraught at his presence in the house, frantically racing off into the night. Unnerved and alarmed, Logan makes his way back into the house and finally drifts off to sleep.

The Most Disturbing Horror Movies of the 1980s

If your offer is equal to another, they might choose you since you made a connection. In terms of what qualifies for horror here, there are numerous “suspense” sequences peppered throughout the film, but most of these protracted set-pieces mistake airless quiet for actual tension. It’s a project clearly constrained by a small budget, but does little creative with its not-terrible resources; two impressive actors, a big house, and a creepy mountainous locale. Netflix's The Open House is an unimaginative, if inoffensive, horror movie with an astonishingly bad ending. With The Open House, you are transported from one odd situation to another with the main conceit of the film being the idea that open houses are weird. Think about it; you open your doors for pretty much anyone to come in and wander through the place that you’re living in.

Unexplained and eerie stuff follows and boils to a gruesome ending. “Knowing a seller’s motivation is huge in order to structure an offer that’s more appealing,” Presha said. Although the seller probably won’t let it slip that the area feels more dangerous lately, or that the neighbor’s dogs bark all night long, any answer at all can help you craft a better offer.

How buyers can get the most out of an open house

It’s vital to gauge the interest in a home so you know how quickly to act. If they already have a few offers in hand, and the agent hints that they’re over the asking price, then you can decide between writing a serious offer or walking away without getting too attached. Another way to blow it is by letting the seller know too much about your situation.

Opinion: My mother set herself on fire. Why do people choose to self-immolate?

During the open house days on Sunday, Naomi and Logan are required to leave the property at breakfast and return after 5 p.m. Objects are moved or disappear, the house phone rings but nobody speaks, the pilot to the hot water tank repeatedly gets shut off, and there are unexplained noises. Martha later alludes to her deceased husband being alive despite previously claiming her husband was dead. The Open House is a 2018 American horror film written and directed by Matt Angel and Suzanne Coote. After a mother and son move into a new home, they are soon besieged by threatening, unnerving forces. The film stars Dylan Minnette, Piercey Dalton, Sharif Atkins, Patricia Bethune, and Aaron Abrams.

Anything you say in an open house can and will be used against you, so try to avoid talking to the seller’s agent all alone without your agent there. A simple checklist for open houses to make sure you don’t miss a thing in your search for a new home. Request a private tour during a time that works best for you. You may have to prove that you’re a serious buyer in order to land a personal showing, but if possible, it’s a great way to score more time in the home — and more face time with the agent selling it. “I actually enjoyed house-hunting digitally during the pandemic. 33 expert character design tips

character design pinterest

The driving force behind a character's personality is what it wants to achieve. This missing 'something' – be it riches, a girlfriend or solving a mystery – can help to create the dramatic thrust behind the stories and adventures your character gets up to. Often the incompleteness or flaws in a character design are what make it interesting. "To choose effective colours, it’s important to understand the basic rules of colour," explains Ørum. Instead, see if they can pick up the personalities and traits of your characters.

Isabel Armitage suggests creating your characters a playlist of their favourite songs. "This can be a great tool to help you understand the emotions of your character and begin revealing their likes, dislikes and guilty pleasures, all of which will help you layer on a good narrative," she says. Creating a new character can often be an exciting yet daunting task, but a great way to refine your ideas is to put yourself in the shoes of your character. Visualising your creation can be a great shortcut to nailing down those distinct features that make your character unique.

Create the right environment

Props and clothing can help to emphasise character traits and their background. For example, scruffy clothes can be used for poor characters, and lots of diamonds and bling for tasteless rich ones. Accessories can also be more literal extensions of your character's personality, such as a parrot on a pirate's shoulder or a maggot in a ghoul's skull.

Create clear silhouettes

"You go back and forth, back and forth and there are creative decisions that also get changed by publisher's feedback." For Flavia, her concepts "never come fully formed." "The ideas come to you in different ways," she says. "Start by creating a large shape and divide it into shorter sections, while thinking about where the hair is parted and where the hairline is. Every line should help to define the volume, shape and direction of the hair." If your character is going to exist within a 3D world, as an animation or even as a toy, working out its height, weight and physical shape is all important.

Research other characters

"The best art is based on personal experiences. People can relate better if it's based on the truth," says Geppert. "It's not a made-up story, even though it's based in a fantastical setting." You can read more about Flavia's creative process as a children's author and illustrator in our interview here. Daily design news, reviews, how-tos and more, as picked by the editors. Question each element of your creation, especially things such as its facial features. The slightest alteration can have a great effect on how your character is perceived.

Find who you think is the suitable or ideal audience for your work and get feedback specifically from them about it. Having decent software and materials to work with is useful, but not essential, when it comes to bringing your character to life. A lot of amazing characters were successfully designed years ago when no one had personal computers and Photoshop CC was just a dream. "When you know the basics of drawing a face, play with the expression of the character," says Ørum. "Use a mirror to read your own face and notice the subtle changes. Push and pull the eyebrows to show emotion. Avoid giving the face symmetry. The mouth will always favours a side and it gives life to the drawing. And give the head a tilt to add nuance."

"A lot of my commercial project come out of my personal work. That's why I try to make my personal work so honest to what I like. I think it comes through to the viewer that I'm not just ticking boxes," says John Bond. The illustrator launched his debut picture book, NOT LOST, based on his Mini Rabbit character design. Whether you're creating a monkey, robot or monster, you can guarantee there are going to be a hundred other similar creations out there. Your character design needs to be strong and interesting in a visual sense to get people's attention. As well as knowing when to exaggerate, Ørum is also keen to highlight the importance of simplicity. One key aspect to consider when creating a character design is the line of action.

This is key in cartoon caricatures and helps emphasise certain personality traits. If your character is strong, don't just give it normal-sized bulging arms, soup them up so that they're five times as big as they should be. You might have too many ideas floating around in your head (or none at all!). When starting a new project it's best to keep an open mind – inspiration can come from anywhere so keep your eyes peeled. Typically, dark colours such as black, purples and greys depict baddies with malevolent intentions.

This is what defines the direction of your character, as well as being a useful narrative tool and bringing a feeling of movement. Character designs aimed at young children, for example, are typically designed around basic shapes and bright colours. If you're working for a client, the character's target audience is usually predetermined, as Aussie artist Nathan Jurevicius explains. Cornelia Geppert, CEO of indie games studio Jo-Mei, is a huge fan of The Last Guardian, with its unique aesthetic and great video game character designs. "When I begin a project, I often start with the feeling I want to evoke," he adds. The process begins with the designer taking videos of himself as a reference, trying to capture something of the character idea's movement or posture.

Aside from clean lines and easily readable features, there's knowing what to exaggerate and what to minimise, how to give a hint of depth and background and what to do to develop personality. While you can learn a lot from character design books, sometimes it can be daunting to get started, so we asked a range of leading artists and illustrators for their advice on creating memorable, unique character designs. "When starting out on your character design, don’t get caught up in the details," says Pernille Ørum. Exaggerating the defining features of your character design will help it appear larger than life and exaggerated features will also help viewers to identify the character's key qualities.

"I think it's fun with animation that you can push things further, and people will still accept it as real," she says. "With live action it would look absurd. You can also push the emotion further." "Not only will this help your art, but it is a fun activity that I find is a great way of breaking up my day," she adds. "I try to stick to my original drawing style, because the instinct is to try and clean it up," says Laurie Rowan. "I don't like to feel like I've created by characters; I like to feel like I've kind of just encountered them." In the Character Design Crash Course workshop at Pictoplasma 2019, Jurevicius and Rilla Alexander asked attendees to sketch their character in poses held by other attendees, life drawing style.

Depending on its personality, a figure's emotions might be muted and wry or explosive and wildly exaggerated. "Even if you're not someone who works in 3D, you can learn a lot by converting your character into three dimensions," says Alexander. It's a key part of the process the students follow at the Pictoplasma Academy. "How to draw Hilda from behind without her hair swallowing her silhouette", how to draw her beret from above; a long and drawn out battle with how her nose should look… these were all issues Pearson had to deal with when creating his character. The technique of exaggeration can be applied to characteristics, too. Anna Mantzaris' hilarious Enough film (above) shows everyday characters in mundane situations, doing the things we've all dreamed of doing on a bad day.

If you're after more design inspiration, check out Rafael Sarmento's Procreate character design masterclass. For a prime example of what not to do when creating a character, check out the hilarious Godzilla character design flaw that people are only just noticing. If you're planning for your character design to exist within comics and animations, then developing its back story is important. Where it comes from, how it came to exist and any life-changing events it has experienced are going to help back up the solidity of, and subsequent belief in, your character. Sometimes the telling of a character's back story can be more interesting than the character's present adventures.

Review: Don't Go Into 'The Open House,' Netflix's Awful Horror Flick

the open house

The university "supports free speech through open dialogue that is respectful and constructive," the officials said. Other buildings on the campus in Arcata are at risk of being occupied, and protesters “have shown a willingness” to lock themselves in facilities and steal equipment, the officials said. No protesters or officers have been reported injured, police said.

How buyers can get the most out of an open house

The concept of using an “open house” dates back to the 1910s. Open houses are an opportunity to market a home for sale to many interested buyers at once. Rather than having each person go through one at a time during private showings, open houses help streamline the process for both the seller and any potential buyers. The confusion of the night blends into morning as Logan awakes to find a strange man reaching towards him, a realtor annoyed that Logan and his mother had slept in. During their stay, Naomi and Logan must leave on Sundays during the home’s Open House – a time when the house is open to anyone without an appointment or sign-in. Upon their return, however, items begin to go missing, relocate or turn themselves off.

Details on Quentin Tarantino’s meta plans for The Movie Critic emerge

Once you have an answer for all the above, finding open houses to tour is simple. Your agent will have candidates, but if you want to find some yourself, here’s the DIY approach. In January, half of the homes sold in Southern California stayed on the market for 11 or fewer days, compared with 19 days nationally, Realtor surveys show. After the death of his father (Abrams), destitute teenager Logan Wallace (Minette) and his mother Naomi (Dalton) move into her sister's secluded mountain mansion until it sells. They encounter a friendly store clerk (Atkins) and their erratic elderly neighbor (Bethune).

Any questions?

If your agent can’t make it, either get a better agent or send a friend. Have your proxy record video (get on-camera permission to record) and take notes, using our checklist for guidance. I'd personally buy this house, minus the weird red paint on the floor. Their heated confrontations are among the film’s few palpable moments and ultimately far more interesting than any other way the movie tries to raise the pulse. Unfortunately, though, as the familial gassing isn’t propped up by anything remotely scary or intriguing, even the film’s more tolerable dramatic moments ultimately become patience-testing. At just 94 minutes in length, this is a fundamentally naff supernatural horror that’s also an utter slog to get through.

Movie Info

Just try not to give away any information that might be compromising in the negotiation process. In dozens of interviews with Southern California home buyers, many complained about the rapid nature of open houses. In the current competitive market, sellers might hold only a single open house and expect you to make it — midday, midweek, despite work, family and other responsibilities you have. Juxtaposing familial discord with supernatural malevolence has been a long-time go-to for the horror genre, and to the film’s mild credit, the unease between mother and son is unquestionably its strongest element.

You want that house. How to make a winning offer

The two have a heated argument and he denies messing with her or destroying the photo. That night, it is revealed that there is someone else lurking in the home. One day, Naomi and Logan find that their home has been broken into and someone has set up a candlelit dinner on the table, but the police find nothing. Unable to afford a hotel, mother and son are forced to remain in the house.

Exploring George A. Romero’s Non-Zombie Movies

In a matter of days, Logan and Naomi come to realize their escape from the horrors of reality may have sealed their doom. Let’s assume you’re looking at price tags with fewer zeroes at the end. Instead of a six-month deadline, TikTok would have roughly nine months, which could be extended by President Joe Biden by 90 days if he determines there’s been progress toward a sale. Also, the bill has now been inserted into a larger foreign aid package, which makes it much harder for lawmakers to oppose the measure. Designer Rachel Scheff used the home’s spectacular ceiling, woodwork, and stained glass as the inspirations for her fanciful, flora- and fauna-filled foyer. “It was one of my favorite rooms in the house because it was the one that had the most history preserved, and I wanted to really celebrate that,” she told AD PRO.

But the nihilistic carnage in The Open House isn’t shocking or particularly scary. The final coda is both predictable and maybe the best part of the movie. It’s possible the film could have actually been greenlit on the strength of its last image alone, taking a, “we’ll fix the rest of the problems later” attitude.

As it is, this movie doesn’t contain moments thrilling enough to merit an entire feature. It could’ve been an excellent short film, instead, it’s painfully tedious. It’s a perfect example of a story which looks good on paper but amounts to nothing when filmed.

Struggling to cope both emotionally and financially, Naomi’s (Piercey Dalton) sister offers an escape, a place to get away from it all until she and Logan can get back on their feet again. No sooner have they arrived when the creeps begin to set in as Naomi almost strikes a man standing in the road. Catching their breath, the horrors of their own tragedy fresh in their minds, Logan and Naomi find the man vanished.

The feature mentioned a so-called 10,000 Year Clock, a subterranean structure built 500 feet underground. On the two-acre estate, there are four outdoor gardens, a greenhouse, a sunken and lit tennis court, a swimming pool, an outdoor dining area, a separate guest apartment, a six-car garage, patios and a motor court. After a $28 million renovation project that involved demolishing one of the homes and building a singular, massive property that spans 5.3 acres and features a 25,000-square-foot Tudor-style mansion with six bedrooms and nine bathrooms. Bezos has not one, but two lavish Beverly Hills homes, including a Spanish-style palace. It has all the amenities of a castle and more, including seven bedrooms, seven bathrooms, a tennis court, a six-car garage, four fountains, a swimming pool, and a verdant garden. Outside, the home boasts, terraces, gardens, a nursery and three hot houses.

From two neighboring Beverly Hills mansions to multiple estates in exclusive Seattle suburbs, here are Bezos' residential properties in the US. Bezos' Seattle-area real estate empire is worth as much as $190 million, based on Zillow estimates. Finally, Bezos plunked down $28 million in renovations on the combined estate in 2010, according to Realtor.com, for a total of $88 million spent on the estate — $118 million, adjusting for inflation. With 300 feet of coastline views, the manse boasts a rooftop deck with a fireplace and a glass bridge that connects to the guest house. Bezos also bought the 4,800-square-foot home across the street for $5 million in January 2020 through the Capital Revocable Trust, which represents Bezos, the Washingtonian reported.

Jeff Bezos’s Homes: Inside His More Than $500 Million Property Portfolio

The 14-acre complex—comprised of seven contiguous parcels of land—is located 12 miles south of Kihei on the southwestern side of Maui, surrounded by parkland and lava fields and far from the island’s tourist-trodden areas. Schatz acquired the property with his business partners in 1996 and bought out the partners’ interests in the property in 1998 before spending millions more to expand the estate, Dirt reports. The 9-acre estate was originally built for the late movie executive and Warner Bros. founder Jack Warner in the 1930s. A 1992 Architectural Digest spread on the historic property describes it as "13,600-square-foot, Georgian-style mansion."

Locals are ambivalent about Bezos’ arrival on Maui

While there are few photos of the estate and the adjacent home, Los Angeles County has plenty of aerial views of the property that give us our best look yet at the massive compound Bezos is amassing in the hills above LA. Meanwhile, the three other properties are within the mile of the massive estate. Shortly after his highly publicized divorce in 2019, Bezos quietly scooped up four properties in Hunts Point, Seattle — just minutes from his primary Medina residence that has undergone about $27 million in renovations in recent years. Bezos bought a second, neighboring estate in Beverly Hills, Calif., in 2017 for $12.9 million.

It is named for Jack Warner, the Warner Bros Studio chief who built the mansion in 1937. Jeff Bezos has several large properties, but the Corn Ranch is his most expansive. It's the backbone of Bezos' aerospace company Blue Origin's lofty space exploration goals. Further south in Beverly Hills, Bezos purchased a $165 million mansion from billionaire producer David Geffen in a record-shattering deal just before the pandemic.

It hit the market with an asking price of about $2.3 million on January 18. It was built in 1954 but renovated in 2001, according to its Zillow listing. It's unclear if the garage was significantly changed in the renovation, says listing agent Shen. Geffen bought the estate for $47.5 million that same year, according to WSJ.

The contemporary-style, single-story home was built in 1956 and covers 4,500 square feet with four bedrooms and six bathrooms, according to Mansion Global, which noted that Google Maps shows a large pool in the backyard. Two months later, Bezos dropped an additional $79 million for the contemporary Mediterranean-style property next door. The dwelling measures a whopping 19,000 square feet, with seven bedrooms and 14 bathrooms—though, according to reports, Bezos may be planning to raze the current structure and build his own custom home in its place. The luxe residence currently boasts marble floors, vaulted ceilings, and a grand winding staircase rising up from the front foyer. Images of the home, built in 2000, also reveal a wood-burning fireplace with a marble mantle and coffered ceilings in the grand living room and a Tuscan-style kitchen. In December 2023, Bezos’s partner Lauren Sánchez gave Vogue a helicopter tour of the property, which the publication clocked at over 400,000 acres (it’s unclear when Bezos purchased more acreage).

Wayfair Way Day: Here's what we know about the year's best furniture and home decor sale

Originally built in the 1920s, it underwent millions in renovations under Stasny, who said that Bezos intended to keep the house mostly as-is when he purchased it. It has deer-antler chandeliers, oak furniture, historical photos and paintings of the ranch, a barn and a guest house, according to a report by the Wall Street Journal. It holds 10 bedrooms, eight full bathrooms, six powder rooms and 11 fireplaces. The announcement comes roughly a month after the e-commerce executive purchased a $79 million spread on South Florida’s Indian Creek Island — a seven-bedroom, 14-bathroom property spread across 19,064 square feet.

The spread included a three-story penthouse and two units directly below it. The U-shaped ranch house seen above is a remnant from the seller, who told The Wall Street Journal that he put "millions" into renovating it. He added that he wanted to be closer to his parents and space company Blue Origin's operations in Cape Canaveral, Florida.

Rey has the listing on another Warner Estate, this one said to have been owned by Jack’s brother Harry Warner and located on Rexford Drive in Beverly Hills. The French Country-style house boasts 13,000 square feet of livable space between the main residence and guesthouse (where Marilyn Monroe reportedly stayed). The home reportedly spans 9,300 square feet, and the entire property is about 2.8 acres.

You might also know that Bezos recently went through a very high-profile divorce, in which he reportedly left his wife after beginning an affair with a former news reporter. That might seem scandalous enough, but things became even more tabloid-worthy when someone leaked some very intimate texts from Bezos to his alleged mistress. The Daily Mail reported Thursday that Bezos — who failed to complete a planning application for a new “game court fence” — had planned to extend his massive manor with a new pool house, powder room and retaining walls.

It has deer-antler chandeliers, oak furniture, historical photos and paintings of the ranch, a barn and a guesthouse, according to a report by the Wall Street Journal. Jeff Bezos went on a bit of a real estate shopping spree recently, purchasing the famed Jack Warner Estate from media mogul David Geffen for a record-setting $165 million. The largest property of the 2019 spending spree was a $37.5 million waterfront estate in Hunts Point, an exclusive neighborhood with fewer than 400 residents.

Ranches in the area go for about $1,400 an acre, Realtor.com shows, and Stasny told the WSJ that Bezos paid a premium. Bezos, who attended elementary school in Houston, said he wants his family to have the chance to live on a ranch after he got to stay on his grandfather’s 25,000-acre ranch in Cotulla, Texas, as a kid, according to the report. The owner’s suite has vaulted and beamed ceilings, dual bathrooms, a refreshment area, a fireplace and a wrap-around terrace.

Given his rapid ascent and upward career trajectory, it is anticipated that Jeff will soon surpass Bill Gates as the world's first trillionaire. It won't be inaccurate to say that his unwavering commitment and tenacity have shaped who he is today. Page Six exclusively reported Monday that the couple got engaged on the billionaire’s $500 million yacht while in the South of France for the 2023 Cannes Film Festival. Bezos reportedly has plans to bulldoze the $68 million pad and build a palatial megamansion.

They reportedly paid $890 a month in rent, The Wall Street Journal reported in 2011. The most expensive Los Angeles property record was previously held by the Chatwell Estate in Bel Air, which was purchased by media heir Lachlan Murdoch for $150 million in December 2019. The small city has a golf and country club founded in 1927, where residents like to not only golf but swim and play tennis, according to Mansion Global. Finally, Bezos plunked down $28m in renovations on the combined estate in 2010, according to Realtor.com, for a total of $88m spent on the estate — $118 million, adjusting for inflation.

Then in 2005, he reportedly spent $50 million on a neighboring 8,300-square-foot mansion with five bedrooms and four bathrooms. Other notable features of the home will include a large whiskey cellar full of drying racks, a walk-in wine room, and a large lounge complete with a bar, a family kitchen, and an elevator. All of the aforementioned spaces will be located in the Pope’s expansive four stories, which will serve as the family’s residence. The Pope house will also feature multiple bedrooms and dressing rooms (one of which has its own fireplace), as well as an exercise room, a television room, and a family kitchenette to serve the other rooms upstairs.

Jeff Bezos keeps making waves, and not just for being the world’s third-richest man with a staggering net worth of $167 billion. According to the census, the population of the island is just 81, including fellow Billionaire Bunker homeowners Tom Brady, Ivanka Trump, Jared Kuschner and billionaire car dealer and former owner of the Philadelphia Eagles Norman Braman. There are also Brazilian teak docks where 100-plus-foot luxury vessels are moored — perfect for his $500 million superyacht Koru, which features a helicopter landing pad, swimming pool, and a mermaid resembling Sanchez adorning the prow. There’s also indoor and outdoor pools, a large guest house and waterfront access to Lake Washington. He was criticized for the publicity stunt, not only because he was taking a multi-million dollar flight from a station in a small town, but also because the internet agreed that he looked kind of like Dr. Evil while doing it.

The images also show an overall work in progress, but one that will certainly yield a great result. Construction scaffolds surround one of the pools, while the grounds are for now largely dirt — with earth surrounding the other, and larger pool, that’s separated from the main house by rows of trees. The Warner Estate is a historic mansion built for the Hollywood studio mogul Jack Warner, who founded Warner Bros. with his brothers Harry, Sam, and Albert.

According to property records cited by Dirt, the main house of Bezos’s new Hawaii estate boasts 4,500 square feet and an outdoor kitchen overlooking the ocean. The property also includes a 1,700-square-foot guesthouse and a 700-square-foot circular swimming pool. Permit documents, meanwhile, reveal that the Schatzes were creating a “Hawaiian plantation home” aesthetic with the single-story buildings on the property. Jeff Bezos's real estate portfolio includes ritzy New York City residences. The overall space footage of the three condos is almost 17,000 square feet, and there are a total of 12 bedrooms. LA's iconic Chartwell Estate — best known for being featured in the opening credits of "The Beverly Hillbillies" — was among the properties Bezos and Sanchez reportedly toured.

The 1.4-square-mile city has a golf and country club founded in 1927, where residents like to not only golf but swim and play tennis, according to Mansion Global. Property records confirm that Bezos has not merely settled for a piece of paradise, but is reshaping it to his liking. His acquisitions include three structures on a private bay, with additional acreage held under the Lochland Holdings LLC, an entity now under his control.

The Abbey Nightclub in West Hollywood Sold for $27M (Report)

The city of Medina, located outside of Seattle, is known as a safe haven for the 1%. Bezos lives within a few miles of Bill Gates and several high-up Microsoft executives, per Business Insider. Jeff Bezos has the ability to spot a pearl in an oyster, whether it is running a multinational corporation or making money from real estate investments. Never skipping a beat, this lone wolf made his way through the entire lengthy and boisterous scene.

It’s unknown how much Bezos paid for the sprawling 30,000-acre property, which he bought from attorney Ronald Stasny, who reportedly spent millions renovating the gray stucco, one-story main house originally built in the 1920s. Stasny added a spa in the bathroom, remodeled the kitchen, updated the tile floors, and refinished the porches, he told The Wall Street Journal. Now dubbed Corn Ranch, this land serves as the base of operations for Blue Origin, the aerospace company that Bezos founded in 2000. The tech magnate then set his sights west, snapping up a Spanish-style mansion in Beverly Hills for $24.45 million. The home has 13,600 square feet of space spread out over its 10-acre lot., eight bedrooms and nine bathrooms.

The neighborhood once housed Jared Kushner and Ivanka Trump as well as Barack and Michelle Obama. At the height of the pandemic in April 2020, the online shopping magnate closed on a $16 million, three-bedroom condominium on the 20th floor of 212 Fifth Ave. The island has a population of just 81 residents, and has its own mayor and police force. On exclusive Indian Creek Island, this newly acquired perch had previously been owned by the hotelier Tulia Soucy de Gonzalez Gorrondona. In June, not long after Bezos and Sanchez were spotted on his $500 million yacht sailing the Mediterranean Sea after becoming engaged, a big-dollar purchase closed for the two to share a Florida mansion.

It was demolished in the 1980s after falling into disrepair, and in its place rose a mammoth residence known as La Belle Vie. The Benedict Canyon mansion of Universal Pictures founder Carl Laemmle met a similar fate. His 2019 apartment spree included the purchase of a three-story, five-bedroom, five-and-a-half-bathroom penthouse and the two-unit floor beneath it, which he planned to combine into a single mega-condo totaling 17,000 square feet, according to Realtor.com. Bezos further invested in his Manhattan megamansion in early spring, picking up a $23 million unit in the same historic building where he had already spent $96 million on four separate homes. This brought the square footage of his holdings there to more than 20,000 square feet.

Bezos has amassed multiple homes in recent years, including in Washington, D.C., a nine-acre Beverly Hills mansion he bought for $165 million in 2020 and an estate in Maui. He owns properties in Manhattan and Seattle as well as a 300,000 acre ranch in Texas, where the launch site to Blue Origin’s New Shepard rocket is based. Bezos was reportedly in the market for a new Los Angeles home for nearly a year. Last March, Bezos and Sanchez secretly toured a different Bel Air mansion, Page Six reported. Asking $88 million, that property features a rooftop deck, infinity pool, and panoramic views, according to a listing from Hilton & Hyland. He paid $10m in 1998 for a 1914 sqm, five-bedroom, four-bathroom house, according to Realtor.com.

UrbanTrans is a TDM specialty firm founded in 2000 with offices in Atlanta, Denver, Los Angeles, and Toronto. UrbanTrans works on plans, policies, and programs that integrate TDM into mobility strategy and implementation, active transportation, and the larger multimodal transportation network. They consult with public agencies, developers, special-purpose districts, non-profits, metropolitan planning organizations, employers, and transportation management associations (TMAs). However, extreme heat and traffic safety are two key barriers to walking, biking and taking transit. Alta developed a conceptual plan intended to mitigate the threats of extreme heat, called the Urban Heat Island Effect, and other climate change impacts in the neighborhood of Canoga Park, Los Angeles.

Integrating Health + Equity

The FHWA Small Town and Rural Multimodal Networks Design Guide (authored by Alta) helps state, county, and small town transportation officials meets these needs. Understanding the types of users and their design needs can help to establish more effective policies to accommodate bicyclists and pedestrians. Incorporating safety into statewide planning is of high importance to effectively reduce the number, rate, and severity of bicycle and pedestrian involved collisions. The safety of bicyclists and pedestrians is improved by moderating automobile speeds and providing greater protection from faster moving traffic. A comprehensive approach addressing system design as well as behavior of all types of road users is required to make meaningful strides in safety.

Greenways Incorporated merged with Alta Planning + Design in 2011 and became part of a larger network of growing Alta East Coast offices. During that time, cities increasingly were weary of planning and were ready to get things built. This is reflected nationally but also in the Triangle communities’ commitment with Durham’s American Tobacco Trail, Raleigh’s Neuse River Greenway and 100+ miles of greenways, and new plans and designs for separated bikeways across the region. Alta is happy to be assisting these communities in that effort, in our own backyard, where we can help transform the very places that our staff live, work, and play.

Trilon will support Alta’s strategic expansion through capital and resource support that will ensure ongoing innovation, employee growth and continued quality service for clients. Alta will lead the national strategy for Active Mobility and Sustainability across Trilon, and be a critical part of the national Transportation strategy. As part of this strategic partnership, Alta’s Board of Directors has named Brett Hondorp as Chief Executive Officer (CEO). Trilon continues to build a comprehensive, high-quality family of complementary infrastructure consulting businesses across the nation and remains focused on delivering innovative and sustainable infrastructure solutions. Trilon partners with like-minded infrastructure consulting firms across the nation and aims to accelerate their growth through investment in talent, technology, and targeted M&A.

The latest version of this hands-on workshop includes key updates featured in the upcoming 3rd Edition of the NACTO Urban Bikeway Design Guide. Participants will engage with leading practitioners who specialize in bike intersection design, work with peers to problem-solve challenging intersections, and apply their new skills to streets like theirs. So, sharpen your pencils and bring your straight edge for a hands-on design experience, applying techniques such as checking a turn radius or calculating a signal phase, and roll away with the skills to make your city’s bikeway intersections safe and inviting for people of all ages and abilities.

A short-term and long-term vision for gaining the best of what new mobility and transportation technology have to offer can drive policy change and spur innovation and real-world applications for the benefit of everyone in the state. In the California State Bicycle and Pedestrian Plan, Alta focused on social equity, and laid out possible performance measures for investing resources in communities that are most dependent on active transportation and transit. El Monte’s vision is to “foster policy change that supports the development of healthy, active environments for all community residents. Facilitated by Alta, this practical training combines the power of time (signals) and space (geometric solutions) for tricky bikeway intersections. Learn how to get people on bikes and micromobility devices safely through an intersection using innovative best practices and easy-to-implement standards-based alternatives.

Concrete strategies emphasizing safety in roadway design and speed management, addressing unsafe behavior, and seeking a deeper understanding of collision causes and occurrences will contribute to a safer, more inviting walking and bicycling environment. UrbanTrans is a woman-owned and operated transportation planning and behavior change firm, specializing in transportation demand management (TDM) and the delivery of commuting programs. They work on projects throughout the continent and have offices in Atlanta, Denver, Los Angeles, and Toronto. Since 2000, UrbanTrans has been at the forefront of TDM, leading with a mission to create sustainable environments and advance innovative transportation solutions through a people-first approach that ensures impactful results at every scale.

For statewide analysis, it is imperative to understand at a statewide scale where the demand for bicycling and walking is, as well as who the design user is. Alta’s tools are capable of identifying where pockets of demand exist in both rural and urban areas and are sensitive to the types of users who may be expected to be walking and bicycling in these areas. In some small towns and rural communities, active transportation is even more common than in urban areas, but the infrastructure to support it is limited or absent.

The old Penny Furniture building is humming with vibrant pin-up sessions, conversations, and collaboration, leading to high-quality design. Hubs range from simple co-location of several modes (e.g. bus stop, private shuttle stop, bike share station, and bicycle racks) to larger districts where land uses, infrastructure and mobility options (existing and emerging) are strategically planned together. The elements of sidewalk design include transportation, “outdoor living room” amenities and utilities. But with the rise in urban living and transportation technology advances, sidewalks are performing more like a land use. Reaching every corner of a state can be difficult using traditional means of public engagement.

viking cruise careers

Onboard amenities include a restaurant, bar & lounge, library and expansive sun deck. Itineraries range from 8 to 23 days and feature the rivers of Europe, Russia, Egypt, China, and Southeast Asia. You can look through the Viking Reviews  link at the top of this forum. We were extremely pleased with Dancing Bear Tours in St. Petersburg. We engaged them for a two-day individual tour (just 2 of us, a knowledgeable guide and a driver).

Even if it were available, as shore-ex are so contingent on the guide, I not sure how effective the data would be. Hopefully, you reported your experience so that particular guide could be weeded out of the program. Of course, there is always this forum, but not everyone has done each excursion, so comparison shopping is hard. Coursing through Germany, Austria, Hungary and seven other countries all the way to the Black Sea, the Danube is the soul of Central Europe. Join us along these culture-rich banks, whose scenic vineyards, ancient monasteries and elegant cities have inspired travelers for centuries.

We did the included excursion and had a hopeless guide, so our review would not have been favourable. We offer rewarding career opportunities in our global corporate headquarters in Woodland Hills, California with positions in Accounting, Advertising, Marketing, Sales, Product Development and more. Not aware of that type of data being available in the public domain.

A look at their website and a quick email to Julia would be worth while. Undoubtedly the best treatment we have ever received on any tour, anywhere. The few of us that went all complained about the route the pilot took and the brevity of the flight.

We were originally scheduled for Lyttleton, where we had a great private tour planned, but when they switched us to Akaroa, the 90 mins drive to Christchurch, just didn't make private tours viable. So we switched to ship tours, the included in the AM and punting on the Avon in PM. In 2015, Viking introduced its first award-winning ocean ship with the 930-guest Viking Star. Sister ship Viking Sea joined the fleet in 2016, along with Viking Sky and Viking Sun in 2017.

In Cairns, we did the included excursion and had a hopeless guide, so our review would not have been favourable. Many others did the same tour and had excellent guides, giving very positive reviews. We actually learned about things we saw from other pax once back on the ship.

There is tremendous opportunity to join our dynamically growing company—whether on board our ships or in our corporate offices. While I was very happy with the quality of the Viking Tour guides - they both were excellent, - the larges coaches that Viking uses are just unable to deal with the massive amount of traffic in STP. We spent almost 2x the amount of time more time on the bus sitting than touring  the various sites. I had spent several weeks in STP years earlier on business, bit if this has been my first - or only time in STP... It's well worth the $$$ in to use the private tours with the small vans or mini busses... Viking River Cruises award-winning Longships offer a variety of stateroom categories and true two-room suites with verandas.
